About Miami Beach

Miami Beach is its own city, separate from the City of Miami. Voters made it a city on March 26, 1915. It sits across Biscayne Bay from Miami, with the Atlantic Ocean on the east side.

The main parts of the city

South Beach runs from the southern tip up to about Dade Boulevard. It includes South Pointe, Flamingo and Lummus, City Center around Lincoln Road, and West Avenue on the bay. Mid-Beach follows Collins Avenue north, with large oceanfront towers on one side and Indian Creek on the other. The north end has North Beach, Normandy Isles and Biscayne Point, with many smaller apartment buildings. Most of the city's houses are on the islands in the bay and on bayside streets.

Historic buildings

The Miami Beach Architectural District, known for its Art Deco hotels and apartments, was listed on the National Register of Historic Places in 1979 (National Park Service). The city also has local historic districts. In those areas, a city board must approve exterior work, and owners cannot change a facade freely (Historic Preservation Board).

Getting around

Many streets are walkable, and the city's free trolley has four routes: South Beach, Middle Beach, Collins Express and North Beach (trolley). Driving to Miami means one of the causeways across the bay.

Flood maps are changing

New FEMA flood maps for Miami-Dade take effect on February 19, 2027. A home's flood zone, and its insurance cost, can change on that date, so check both the current and the new map before you buy or renew. Miami Beach's FEMA rating gives flood policies a 25% discount (FEMA list).

One rule to know early

Miami Beach bans stays shorter than 6 months and 1 day in all houses and in many apartment buildings (city rules). This rule shapes what an owner can do with a home, and it is why most rentals here are long leases.
