About Icon Brickell

Icon Brickell is a group of three condo towers on Brickell Avenue where the Miami River meets Biscayne Bay. Listings describe it as being on the south side of the river, a walk from Brickell City Centre, Mary Brickell Village and the Metromover (listing A12055531). Downtown Miami is across the river, and Miami Beach and the airport are a short drive away.

The towers were developed by Related Group and designed by Arquitectonica. Philippe Starck and John Hitchcox's design company did the interiors and common areas, including the large lobby columns (Wikipedia). The building is known for its pool deck on the bay. Listings call it a bayfront infinity pool and also name a spa with sauna and steam rooms, concierge and valet parking.

Views depend on the tower and the side. Lower and river-facing units look at the Miami River and the city. High floors on the bay side look toward Fisher Island and Key Biscayne (listing A12108081). Tower III, at 485 Brickell Ave, has a hotel in the building; one listing calls it the "W Hotel / Viceroy" tower (A12055531).

The three towers do not work the same way, so ask which tower before you look at a unit. Each tower has its own condo association, and Tower III has extra fees: one listing shows three separate monthly charges. Short-term rental rules can also differ. One Tower III listing says daily rentals are allowed; we did not see that in the other towers.

Before you buy, ask the association for the latest budget, the reserve study and any planned special assessment. Before you rent, ask the owner for the building's lease rules and pet rules, because a rental listing can be stricter than the building.

Facts

Safety and money checks

Milestone inspection: not checked yet. Florida law requires a milestone inspection for condo buildings three habitable stories or taller by the end of the year the building turns 30, or 25 if the local building office sets that, and every 10 years after. The association must share the inspector's summary with owners. Source: Florida Statutes 553.899. We show the county record here once we have it.

FHA approval: not checked yet. Some loans need the building to be on the HUD approved list.

Reserves and special assessments: ask the association. Florida requires a structural integrity reserve study for condo buildings three stories or taller, at least every 10 years, and owners must get a copy or a notice. Source: Florida Statutes 718.112. Ask for it, the last budget and any planned special assessment before you make an offer.
