About Continuum South Beach

Continuum, on South Beach, is two condo towers at the south tip of Miami Beach, in the area called South of Fifth. The towers sit on the ocean, close to South Pointe Park and the Miami Beach Marina (listing A12104175). One listing says the property covers 12 waterfront acres with direct beach access (A12108007).

The South Tower, at 100 S Pointe Dr, came first, in 2002. The North Tower, at 50 S Pointe Dr, followed in 2008. Both were developed by The Continuum Company, led by Ian Bruce Eichner (Wikipedia). Each tower has its own condo association, so fees and rules are set tower by tower.

Views change by side and floor. Listings describe views of the ocean, the Miami skyline, Fisher Island and the Government Cut shipping channel (A12108007, A12104175). Shared amenities named in listings include three pools, tennis courts, a large spa and fitness center, a beach club and on-site dining.

Prices move a lot from unit to unit. In our data, the median asking price is $3,275,000 in the North Tower and $8,271,075 in the South Tower. With only 16 units for sale, one large or combined unit can change the median, so compare units by size and view, not only by the median.

Before you buy, ask the association for the latest budget, the reserve study and the history of special assessments. One North Tower listing says an assessment was paid in full, so ask if more work is planned. Before you rent, ask the owner for the lease rules and pet rules, because a rental can have its own limits.

Facts

Safety and money checks

Milestone inspection: not checked yet. Florida law requires a milestone inspection for condo buildings three habitable stories or taller by the end of the year the building turns 30, or 25 if the local building office sets that, and every 10 years after. The association must share the inspector's summary with owners. Source: Florida Statutes 553.899. We show the county record here once we have it.

FHA approval: not checked yet. Some loans need the building to be on the HUD approved list.

Reserves and special assessments: ask the association. Florida requires a structural integrity reserve study for condo buildings three stories or taller, at least every 10 years, and owners must get a copy or a notice. Source: Florida Statutes 718.112. Ask for it, the last budget and any planned special assessment before you make an offer.
