What can I ask for?

You can ask for these as exact MLS filters:

• Place: city, ZIP, county, an area you draw on the map, or near me.
• The home: sale or rent, property type, beds (studios too), baths, price, size, year built, levels and lot size.
• Features: pool, waterfront, garage, views, pets allowed, new construction, HOA or no HOA, and the HOA fee.
• Market: days on market, new listings and price drops.
• People: the name of the listing agent.

You can also ask for details in the same words, like "furnished", "move in by December 1", "gym and doorman", "balcony", "washer and dryer", "high floor", "east facing", "impact windows", "price reduced this month", "foreclosures", "owner financing", "zoned for Coral Gables High" or "no carpet". When a listing does not record a detail, the reply says so.

How do I change the results?

Ask in plain words: "only waterfront", "sort by price", "add Pembroke Pines". Tap "Open full page" to see the full list with the map. For new listings, ask for "listed in the last 7 days", or any number of days.

Can I search an area that I draw on the map?

Yes. Tap "Map" under the chat box, then "Draw area", and draw around the neighborhood. Then show the listings in it, or tap "Save for next search" to keep the area for your next request.

Can I search by photo or by voice?

• By photo (PRO): tap "+" in the chat box, then "Attach image", and pick a photo of a kitchen, a pool or the front of a house. Add a place or a budget in the same message: "like this, in Hollywood under $700K".
• By voice: tap the mic to dictate your request. The live voice chat button next to the mic (PRO) starts a spoken conversation. The speaker icon under a reply reads it aloud.

Can I get an email when new listings match?

Yes. Run the search and tap "Open full page". Then tap the bell "Subscribe" button. The button shows when the search has 1 to 50 results. RealVista emails new listings and price drops once a day for 7 days. Every email has an unsubscribe link.

What does it not find?

• Off-market, FSBO-only or Zillow-only homes.
• Short-term rentals (daily, weekly or vacation stays). Rentals are MLS leases: most are 12 months, and some are seasonal leases of a few months. The listing agent confirms the term.
• A search by brokerage or office name. Search by the name of the listing agent instead.
• Some details are only in the description or the photos, like a "modern" style, an "open kitchen", a "corner unit", a "direct" ocean view or a private boat dock. RealVista tells you these are not confirmed.
