About Casa Bella Residences

Casa Bella Residences is a new condo tower at 1400 Biscayne Blvd, in the Arts and Entertainment District of Downtown Miami. Listings say it is one block from the Adrienne Arsht Center and a walk from museums, Margaret Pace Park, a Publix and the Metromover (listing A12107456). Wynwood, the Design District, Brickell and Miami Beach are a short drive.

The tower has 56 floors. Listings and the state condo record use the name "Casa Bella by B&B Italia". Listings describe Italian interiors, Wolf and Sub-Zero appliances, and bay and city views from balconies (listings A12107456, A12076965).

The building is brand new. Listings call units "never previously occupied", and our data shows only 3 closed sales and no closed rentals in the last 24 months. That means there is little sale history to compare prices. Many owners are listing units for rent at the same time: there were 64 rentals on October 18, 2026.

Listings name a long list of shared spaces: a pool deck with a lap pool, a rooftop pool, gardens with cabanas, a pickleball court, a cinema, a wine room, yoga and cycling studios and a pet spa.

Before you buy, ask the association for the current budget. In a new building the first budget can change once the developer hands control to the owners, so ask when that happens and what the next budget looks like. Ask for the reserve study and any planned special assessment, and ask about rental rules, because no listing we read states them.

Before you rent, ask the owner when the unit was finished and what is still being completed in the building.

Facts

Safety and money checks

Milestone inspection: not checked yet. Florida law requires a milestone inspection for condo buildings three habitable stories or taller by the end of the year the building turns 30, or 25 if the local building office sets that, and every 10 years after. The association must share the inspector's summary with owners. Source: Florida Statutes 553.899. We show the county record here once we have it.

FHA approval: not checked yet. Some loans need the building to be on the HUD approved list.

Reserves and special assessments: ask the association. Florida requires a structural integrity reserve study for condo buildings three stories or taller, at least every 10 years, and owners must get a copy or a notice. Source: Florida Statutes 718.112. Ask for it, the last budget and any planned special assessment before you make an offer.
