About Miami real estate
"Miami" means two things in a home search. The City of Miami is one city with its own government. A Miami mailing address covers much more: our area list has 23 unincorporated places in Miami-Dade, such as Kendall, Westchester and The Hammocks, whose listings use a postal city like Miami. The numbers on this page follow the mailing address. Today that is 8,404 homes for sale and 6,412 for rent.
What is for sale
Condos lead: 4,907 are for sale. The city has 30 neighborhoods in our list. Brickell, Downtown, Edgewater and Park West hold most of the high-rise towers. Away from the bay, many neighborhoods are mainly houses and small apartment buildings. The center has many residents: the Miami Downtown Development Authority says more than 101,000 people now live in Downtown Miami (Miami DDA).
Taxes depend on the exact address
In 2025, the total property tax rate in the City of Miami was 19.99 mills, about $19.99 per $1,000 of taxable value. Inside the Downtown Development Authority district, an extra levy brought it to 20.38 mills (Property Appraiser). Unincorporated areas with a Miami address have different rates.
Flood insurance also depends on the address
FEMA gives NFIP flood policies in the City of Miami a 20% discount. In unincorporated Miami-Dade, the discount is 35% (FEMA list). New FEMA flood maps for the county take effect on February 19, 2027, so check both the current and the new zone.
Getting around
Metrorail runs north and south through Government Center, Brickell, Vizcaya, Coconut Grove and Douglas Road (Metrorail map). The free Metromover circles Downtown and Brickell. Brightline trains leave from MiamiCentral downtown. The City of Miami also runs 13 free trolley routes.
