Renting a condo in Miami

Most condo rentals belong to one owner who leases the unit out, so the building's rules apply to you as well as the lease.

What "Miami" covers here

Listings say "Miami" when the mailing address does. That includes the City of Miami and also unincorporated areas such as Kendall and Westchester, which have no city government of their own (Census&outFields=NAME,FUNCSTAT,GEOID&returnGeometry=false&f=json)). So the same search shows very different rents. Buckley Towers, a 1968 complex in ZIP 33179 in north Miami-Dade, has a median rent of $1,750. Metropolis I at Dadeland, in ZIP 33156, asks $2,725. Near the center, Opera Tower in Edgewater asks $3,000, Brickell Heights $3,925 and Paramount Miami Worldcenter $8,375. Check the ZIP code on every listing.

New towers

Many towers finished in the last few years already have units for rent. Examples in our data: Casa Bella (2026) with 64 rentals, Viceroy Brickell (2026) with 67, Natiivo (2024) with 48 and The Elser (2022) with 22.

Approval comes before the keys

Many associations must approve each tenant. Florida caps the fee at $150 per applicant and lets the association hold a deposit of up to one month's rent (Florida Statutes 718.112). Approval takes time, so ask how long it usually takes before you give notice where you live now.

Monthly and short rentals

A lease of 6 months or less pays Florida sales tax and local taxes, about 13% on top of the rent in most of Miami-Dade (Florida Statutes 212.03). The City of Miami also requires several permits for short rentals (city rules), and many buildings forbid them.

Getting around

In Downtown and Brickell, the county's Metromover is free and runs every day (Metromover). Outside the center, ask how many parking spaces come with the unit and whether guest parking is free.
