Renting a condo in Miami Beach

Miami Beach has 1,789 homes for rent today. Most are condos owned by one person and rented out, so you deal with two sets of rules: your landlord's lease and the building's rules.

What rent looks like by building

Rents change a lot from one building to the next. In Mid-Beach, Triton Tower asks a median of $2,800 and Seacoast $4,400. In North Beach, Parkview Point on Wayne Avenue asks $2,650. At the top end, 1 Hotel & Homes asks a median of $37,250.

The 6-month rule

The city does not allow rentals of less than 6 months and 1 day in single-family homes and in many apartment buildings, depending on the zoning district. The city keeps a zoning map and a list of buildings where short rentals are allowed (city rules). A lease of 6 months or less also pays Florida sales tax, the county surtax and Miami Beach's 7% tourist tax, about 13% to 14% on top of the rent. So most rentals here are annual leases.

Approval, pets and parking

Many associations must approve you before you move in. The fee can be up to $150 per applicant, and the association can ask for a deposit of up to one month's rent (Florida Statutes 718.112). Pet rules differ: only 26% of the listings at The Decoplage say pets are allowed, and 20% at Triton Tower. Ask about parking too. Street parking in many areas needs a city residential permit, which asks for a Florida ID and a car registered at an address in the zone (parking zones).

Getting around

The city runs a free trolley with 4 routes, from 8 a.m. to 11 p.m. every day (trolley). For a lease of 1 year or longer, the landlord must give you a flood disclosure (Florida Statutes 83.512).
