About Brickell Flatiron

Brickell Flatiron is one condo tower at 1000 Brickell Plaza, in the center of Brickell. It stands on a three-sided lot where South Miami Avenue and SE 1st Avenue split, and the name comes from that shape, like the Flatiron Building in New York (Wikipedia). Listings say restaurants, parks, grocery stores and Brickell City Centre are a walk away (listing A12093410).

The tower has 64 floors and was finished in 2019. Wikipedia says it was developed by CMC Group, led by Ugo Colombo, and designed by Luis Revuelta, with interiors by the Italian designer Massimo Iosa Ghini. Listings name Italian finishes in the units, such as Snaidero kitchens and Miele appliances (listing A12015735).

Views depend on the floor and the side. Listings in our sample describe city skyline views, and one rental on the 31st floor lists a bay view (listings A12015735, A12093410).

The building is known for its amenity list. Listings name two rooftop pools, a lap pool, a spa with sauna and massage rooms, a movie theater, a car wash and drop-off laundry (listings A12015735, A12090384). Ask which services have an extra charge.

Compare units of the same size and floor, because both change the price a lot.

Before you buy, ask the association for the rental rules. No listing we read states the minimum lease. One rental is offered for a short stay only, and that is the owner's plan, not a building rule. Ask for the latest budget, the reserve study and any planned special assessment.

Facts

Safety and money checks

Milestone inspection: not checked yet. Florida law requires a milestone inspection for condo buildings three habitable stories or taller by the end of the year the building turns 30, or 25 if the local building office sets that, and every 10 years after. The association must share the inspector's summary with owners. Source: Florida Statutes 553.899. We show the county record here once we have it.

FHA approval: not checked yet. Some loans need the building to be on the HUD approved list.

Reserves and special assessments: ask the association. Florida requires a structural integrity reserve study for condo buildings three stories or taller, at least every 10 years, and owners must get a copy or a notice. Source: Florida Statutes 718.112. Ask for it, the last budget and any planned special assessment before you make an offer.
