Viceroy Brickell is a 45-floor condo tower at 77 SE 5th St, at the north end of Brickell near the Miami River. It has 498 residences, from studios to 2 bedrooms, of about 542 to 1,622 sq ft. The Related Group is the developer, Arquitectonica designed the building, and Meyer Davis did the interiors.

The recorded rental rule allows leases of at least 30 days, up to 12 times a year. If you plan to rent the unit out, ask the association for the rules in writing, and check the city and county rules for short leases.

What to check before you sign

• The deposit plan: how much you pay and when, and which part goes to an escrow account.
• The completion date in the contract, and what happens if the building is late.
• The estimated HOA fee for your exact unit. The recorded estimate is about $1.25 per sq ft a month.
• Whether you may sell your contract before closing (an assignment).
