How does AI home search work?
Most AI home search tools follow the same five steps:
- You describe the home. You type or say it: place, budget, size, must-haves, deal-breakers, timing.
- The AI turns your words into a search. Some words become exact filters, like "3 bedrooms", "under $600,000" or "pool". Other words have no field to match, like "bright" or "modern".
- It searches a listing database. This is the key point. The answer can only be as good as the data behind it: the MLS, a portal's own database, or the open web.
- It shows results and explains them. Good tools say which of your wishes they matched exactly and which they only guessed.
- You refine. "Only waterfront", "cheaper", "add Hollywood". You do not start over.
Behind step 2 is a large language model, the same kind of AI as ChatGPT. It reads language well. It does not know facts about a home unless the listing data says them. See our glossary for these terms.
Exact match or "not confirmed": the difference that matters
When an AI shows you a home, each of your wishes falls into one of two groups.
Exact matches come from a real field in the listing data. In the MLS, these include the city, ZIP code, beds, baths, price, size, year built, pool, waterfront, pets allowed and the HOA fee. If you ask for "pets allowed" and the listing's pet field says yes, that is a real match. If the field is empty, the listing should not match.
Description matches come from the listing text or photos only. Words like "modern", "open kitchen", "corner unit", "direct ocean view" or "private boat dock" usually have no field in the MLS. The AI finds them in the description, and the description can be wrong, old or vague. Treat these as "not confirmed" until you or your agent check.
A good AI search tells you which is which. If a tool does not, ask it: "Which of my wishes did you match from a listing field, and which only from the description?"
What to ask: how to describe a home
The more specific you are, the better the results. Put these in one message:
- Buy or rent. "To buy" or "to rent".
- Where. A city, a neighborhood, a ZIP code, or "near my work at [address]".
- Budget. A top price, or a monthly rent.
- Size. Beds, baths, and a minimum size if it matters.
- Must-haves. Pool, garage, pets allowed, washer and dryer, a high floor.
- Deal-breakers. "No HOA", "no carpet", "not on the ground floor".
- Timing. "Move in by December 1".
- School. The name of the school you want, if a school zone matters.
Example messages:
- "3-bed house in Broward under $600K with a pool."
- "2-bed condo for rent in Aventura under $3,500, pets allowed."
- "Furnished 1-bed in Miami Beach, move in by December 1."
- "House zoned for Coral Gables High, at least 3 bedrooms."
- "Condo with impact windows and a gym, no carpet."
Then refine in the same chat: "only the ones listed in the last 7 days", "sort by price", "add Pembroke Pines".
What AI home search cannot tell you
- Whether the home is still available. Data can be hours old, and a home can go under contract the same day. Only the listing agent can confirm.
- The real condition. Photos and descriptions are marketing. An inspection tells you the condition.
- Things no field records. The view from a specific unit, the noise, how fast a condo board approves buyers.
- Legal or money answers. Whether an HOA will approve you, whether a lease can be broken, what you will pay at closing. Ask a lawyer, a lender or the association.
- Homes that are not in its data. If a tool uses the MLS, it will not have homes sold off the MLS or sold by the owner alone. If it uses a portal's own data, coverage depends on that portal.
AI also makes mistakes in a confident voice. A general chatbot that is not connected to listing data can describe a home that does not exist, or give a rent that is a guess.
Rentals: what AI search covers
Rental search with AI works the same way, with two warnings.
First, know what kind of rental you want. In South Florida, most MLS rentals are 12-month leases, and some are seasonal leases of a few months. Short stays of days or weeks, like Airbnb or VRBO, are a different market with their own rules. See renting in Miami.
Second, watch for scams. Scammers copy real listings and ask for money before you see the home. Never pay a deposit to someone you have not confirmed, and never pay by wire, gift card or crypto to "hold" a rental (FTC). A real listing has a licensed listing agent you can call.
Should you trust what the AI says?
Use AI to find and sort homes quickly. Then check:
- Open the listing itself and read the facts.
- Ask the listing agent, or your own agent, to confirm availability and the details you care about.
- For condos, ask for the association's documents. See condo rules after Surfside.
- For flood risk and insurance, use official sources. See flood zones and insurance.
You are not alone in checking. In the same Cotality survey, 68% of buyers said they would check every detail, or a large part, of what an AI tool tells them about housing.
A note on fair housing. An AI search should never sort you or steer you by race, religion, national origin, sex, disability or family status. Federal law bans housing ads and statements that show such a preference (42 U.S.C. 3604(c)). Ask for features of a home and an area, like a school name or a commute, not the kind of people who live there.
How the big portals use AI (as of October 2026)
Each portal searches its own data. We list what each company announced, with dates, from the companies' own releases or trade press.
| Portal | AI feature | Date announced | What it does, per the announcement |
|---|---|---|---|
| Zillow | App inside ChatGPT | Shows Zillow listings with photos, maps and prices inside ChatGPT, and sends you to Zillow to tour, contact an agent or look at financing. | |
| Zillow | AI mode | Find homes by conversation, get guidance, book tours or reach an agent. In beta for a limited group at launch, with plans to expand through 2026. | |
| Redfin | Conversational search | Describe the home in your own words and refine back and forth, on Redfin.com and mobile web. Redfin says the feature is multilingual. | |
| Redfin | App inside ChatGPT | Finds Redfin listings inside ChatGPT and answers questions about homes, neighborhoods and market trends. | |
| Homes.com | Smart Search | Search the way you speak, including by voice (trade press). | |
| Homes.com | Homes AI | Two-way conversation by voice or text to search and refine homes, open to all consumers (trade press). | |
| Realtor.com | RealAssist AI | Home search through conversation and suggested prompts, built with Google's Gemini. In beta for a select group of signed-in users at launch. |
Features change fast, and a beta at launch may now be open to everyone, or not. Check each portal for its current status.
What about ChatGPT, Gemini or Claude on their own? A general assistant can help you plan: list questions to ask, compare neighborhoods by commute, explain closing costs. For live listings it needs a connection to listing data, such as the Zillow and Redfin apps inside ChatGPT. Without one, treat any listing it names as unconfirmed.
How RealVista does AI home search in South Florida
RealVista is an AI assistant for licensed real estate agents in South Florida. An agent types or says what you want, like "3-bed house in Broward under $600K with a pool", and RealVista searches MLS listings for Miami-Dade, Broward, Palm Beach and nearby. The listings are updated about every hour.
What it matches exactly. Many details are exact MLS filters: city, ZIP, an area drawn on a map, beds, baths, price, size, pool, waterfront, pets allowed, HOA fee, "furnished", "move in by December 1", "impact windows" and the name of a zoned school. When a listing does not record a detail, the reply says so.
What it marks as not confirmed. A "modern" style, an "open kitchen", a "corner unit", a "direct" ocean view or a private boat dock are found only in the description or photos, so RealVista says they are not confirmed.
Rentals. RealVista has MLS leases only: mostly 12-month leases, plus seasonal leases of a few months. On October 17, 2026, that was about 1,700 seasonal leases among 30,000 active rentals. It has no short-term rentals of days or weeks. The listing agent confirms the lease term.
Languages. You can write or speak in English, Spanish, Portuguese, Russian, Chinese or any other language, and RealVista answers in the same language, in the app and on WhatsApp. The app's menus are in English.
How you see the results. Your agent can save homes in a collection and send you a link. Your page shows the homes, a map and your agent's contact buttons, and "Ask about these homes", an AI chat that answers from the listing data. If your agent has a RealVista website, you can chat with the agent's AI assistant there. If you are selling or renting out a home, your agent can share a Pro Estimate with a sale value and a rent value, and its page has its own AI chat.
What it does not have. RealVista has only South Florida MLS listings. It has no off-market or FSBO-only homes, no Zillow-only homes and no short-term rentals. It cannot promise that a home is free on a date or that it is furnished; the listing agent confirms. New developments sold by the developer are a separate list, updated every week.

Questions and answers
Can I use AI to find a house?
Yes. Describe the home in your own words in an AI search tool, then check the listing and confirm with the listing agent. AI saves time on searching and sorting; it does not replace a visit, an inspection or an agent's check.
Is AI home search accurate?
It is as accurate as the data behind it. Exact matches from listing fields are reliable to the extent the listing is. Matches from the description are not confirmed. Availability can change within hours.
What is the best AI for house hunting?
The best one searches the data that covers your area and tells you which of your wishes it matched exactly. Portals search their own data. MLS-connected tools search the MLS. A general chatbot needs a connection to listing data before it can show real homes.
Can AI find apartments for rent?
Yes. Say the rent, the place, the move-in date and the lease length you want. Confirm the lease term with the listing agent, and never pay before you confirm the listing is real.
Can I search in Spanish or another language?
Some tools say they work in many languages. Redfin, for example, says its conversational search is multilingual. RealVista answers in the language you write or speak in.
Will an AI realtor replace my agent?
AI can search, sort and answer simple questions. A licensed agent checks facts, sets up showings, negotiates and guides you through the contract. Most buyers use both.
Does AI home search show homes that are not on the MLS?
Only if its data includes them. MLS-based tools, RealVista included, do not show off-market or for-sale-by-owner homes.
