Buying a condo or co-op in Hallandale Beach

Hallandale Beach sits at the south end of Broward County. Its southern edge is the Miami-Dade county line, with Aventura just across it. The town was created in 1927 and took the name Hallandale Beach in 1999 (city history).

Condo or co-op: know which one you are buying

In a condo, you own your unit. In a co-op, a corporation holds legal title to the building, and you buy a share in it plus a lease for your unit. Florida law still treats your co-op interest as real property (Florida Statutes 719.103). A co-op's documents can set rules on who may buy, on renting and on the down payment, so read them early. Fewer lenders make co-op loans than condo loans. Check the listing type before you plan your financing.

The older towers

Much of the stock is from the 1970s. Hemispheres, on South Ocean Drive, has towers from 1970 to 1972 and a median asking price of $312,850. Olympus, on Parkview Drive, asks $329,000, and Desoto Park on Three Islands asks $230,000, or $226 per sq ft. Monthly fees in these buildings are near $1 per sq ft today. Newer towers ask more: Beachwalk, from 2015, asks $440,000, and Beach Club, from 2005 and 2006, asks $1,186,250.

Inspections in Broward

Since August 2024, Broward's building rules start safety inspections when a building reaches 25 years, then every 10 years (Broward policy). State milestone rules also apply. For a 1970s building, ask for the latest inspection report, the reserve study and any planned special assessment. The city also requires condo and co-op associations to register every year (registration), so you can ask the city whether the association is current.

Flood

Check each address on the Broward flood maps. Hallandale Beach's FEMA rating gives flood policies a 20% discount.
