About Fort Lauderdale

The city was incorporated on March 27, 1911, covers about 36 square miles, and has about 186,220 residents by the city's estimate (city facts). It has 165 miles of inland waterways, which is why it is called the "Venice of America".

A mixed market

Unlike the beach cities to the south, Fort Lauderdale has almost as many houses as condos. Of the homes for sale today, 1,349 are condos, 905 are single-family houses and 193 are townhouses. Another 1,540 homes are for rent. Listings that say "Fort Lauderdale" use the mailing address, so some are in areas just outside the city limits.

The main areas

The city recognizes dozens of neighborhood associations, from Victoria Park and Rio Vista near downtown to Coral Ridge and Harbor Beach on the water (neighborhood list). Downtown and Flagler Village have newer apartment and condo towers near Las Olas Boulevard and the New River. The beach area along A1A has hotel and condo towers. Farther north, the Galt Ocean Mile has a row of large condo buildings by the ocean, many from the 1960s and 1970s. Away from the towers, most of the city is low-rise houses, many on canals.

Getting around

Brightline has a downtown station, and Tri-Rail stops at a station on SW 21st Terrace (Tri-Rail). A water taxi with more than 30 stops runs on the canals and the Intracoastal (Water Taxi).

Water is the main risk

On April 12 and 13, 2023, more than 25 inches of rain fell at the Fort Lauderdale airport in about a day (NOAA). Check every address on the Broward flood maps and ask the seller or landlord about past flooding. The city's FEMA rating gives flood policies a 15% discount, lower than the 20% for unincorporated Broward.
