Buying a condo in Fort Lauderdale

The city's condo market has three main parts, and each one has a different price and different things to check.

Galt Ocean Mile

In the north, Galt Ocean Mile has large 1960s and 1970s buildings on Galt Ocean Drive and North Ocean Boulevard. Galt Towers, from 1967, has a median asking price of $375,888, or $368 per sq ft. Plaza South, from 1970, asks $762,500. Pet rules here are often strict: only 4% of listings in those two buildings say pets are allowed. L'Hermitage, from 1997, is the high end of the strip at $2,499,000.

The beach

Along Fort Lauderdale Beach Boulevard and North Ocean Boulevard, newer towers ask the most. Auberge Beach Residences, from 2018, asks a median of $5,445,000, or $1,939 per sq ft. FTL, from 2022, asks $3,695,000.

Downtown and the river

Near Las Olas Boulevard and the New River, towers from the 2000s ask less than the beach. Las Olas by the River asks $369,000, and Las Olas River House asks $1,250,000. Low-rise complexes inland, such as Marina Oaks from 1987, ask about $242,500.

Inspections and reserves in Broward

Broward starts safety inspections earlier than the state. Since August 2024, a county policy has required them once a building is 25 years old, and again every 10 years (Broward policy). The state's milestone rules also apply (Florida Statutes 553.899). For any building from before 2001, ask for the inspection report, the structural reserve study (searchable in the state database) and any special assessment plan. If you need a loan, ask your lender to check the building against Fannie Mae's rules before you sign.

Renting your unit and flood

A unit advertised for stays of 30 days or less must be registered with the city's vacation rental program (city rules), and many buildings forbid short stays. Check the flood zone on the Broward maps. The city's FEMA rating gives a 15% discount on flood policies.
