Renting a condo in Fort Lauderdale

Downtown and Flagler Village

Downtown suits renters who want to walk or take the train. Brightline has a station downtown on NW 2nd Avenue, and Tri-Rail stops at its Fort Lauderdale station farther west (Tri-Rail). In Flagler Village, Sole at Fort Lauderdale, a 2005 building, asks a median of $2,500 a month. Near the New River, Las Olas by the River asks $2,700 and 350 Las Olas Place asks $4,500.

The beach and Galt Ocean Mile

Beach towers cost more. On Galt Ocean Mile, older towers rent for less, such as Galt Towers at $3,300. But check pets first: only 4% of the listings at Galt Towers say pets are allowed.

Lower-cost options

Away from the water, smaller and older complexes rent for less. Lauderdale Tower in Coral Ridge, from 1964, asks $2,500, and Villas at Lakeview, on NW 31st Avenue, asks $1,900.

Approval and lease rules

Many associations must approve you before you move in. Florida limits the application fee to $150 per applicant and the association's deposit to one month's rent (Florida Statutes 718.112). Many buildings also require a minimum lease. Stays of 30 days or less are legal only in units registered with the city's vacation rental program (city rules).

Flood

The April 2023 storm dropped over 25 inches on the airport area (NOAA). Ask whether the unit, the garage or the street flooded then. For a lease of a year or more, the landlord must give you a written flood disclosure (Florida Statutes 83.512).
