Renting a house in Coral Gables

What to settle in the lease

Renting a house is different from renting a condo. There is often no building staff, so the lease must say who does what. Ask who pays for and arranges lawn care, pool service, pest control and the water bill. Ask who puts up hurricane shutters when a storm comes. Coral Gables also protects its trees: removing a tree with a trunk of 4.5 inches or more needs a city permit, so do not cut or trim large trees yourself (tree rules). In a townhouse community, the homeowners' association may also need to approve you.

Location and getting around

The University of Miami's main campus covers 239 acres inside the city (UM). The city runs a free trolley from 6:30 a.m. to 10 p.m., Monday to Saturday, with no Sunday service (trolley). Since November 2025, a pilot route also links the Douglas Road Metrorail station with Red Road along Ponce de Leon Boulevard. Ask the landlord how many cars fit in the driveway and whether street parking is allowed on that block.

Schools

Public school assignment depends on the exact address. Check it with the school district's school finder before you sign.

Money and flood

A Florida landlord who keeps no part of your deposit must return it within 15 days after you move out, or send a written claim within 30 days (Florida Statutes 83.49). If your lease runs 12 months or more, Florida also requires a separate written flood disclosure from the landlord about known past floods and claims (Florida Statutes 83.512). Renter's insurance does not cover flood, so ask about a separate flood policy for your belongings.
