About The Aventura Beach Club

The Aventura Beach Club is an 11-floor oceanfront condo building at 19201 Collins Avenue. The name can confuse people: the building is in the city of Sunny Isles Beach, not in Aventura. Listings say it sits directly on the sand with an oceanfront pool deck (listings A12106091, A12104800). One listing says the building has 400 feet of beach access (A12104800).

The building was built in 1966. Most units we saw in listings are small studios of about 360 to 420 sq ft. The median asking rent is $1,999 a month.

The reason is in the listings: the fee includes utilities. One listing says it covers electricity, water, cable and internet (A12106091). Another says it covers air conditioning, electricity, water, sewer, cable, Wi-Fi, trash and common area maintenance (A12046928). Compare the total monthly cost, not only the fee per sq ft.

Some owners use their units as short-term rentals. One listing says there are no rental restrictions and names daily rentals, Airbnb, VRBO and a hotel program (A12046928). This matters both ways. If you want to rent your unit out, it can be a reason to buy here. If you want a full-time home, ask how many units are rented short term. Confirm the current rules with the association, and check the city's rules for short-term rentals.

The building is about 60 years old. Ask the association for the milestone inspection report, the structural integrity reserve study and any special assessment, paid or planned. One listing says an assessment is paid in full (A12046928), so ask what it was for and if more work is planned.

Facts

Safety and money checks

Milestone inspection: not checked yet. Florida law requires a milestone inspection for condo buildings three habitable stories or taller by the end of the year the building turns 30, or 25 if the local building office sets that, and every 10 years after. The association must share the inspector's summary with owners. Source: Florida Statutes 553.899. By our year-built data (1966), the building is past the 30-year mark. We show the city record here once we have it.

FHA approval: not checked yet. Some loans need the building to be on the HUD approved list.

Reserves and special assessments: ask the association. Florida requires a structural integrity reserve study for condo buildings three stories or taller, at least every 10 years, and owners must get a copy or a notice. Source: Florida Statutes 718.112. One listing says an assessment is "paid in full" (A12046928). Ask for the reserve study, the last budget and any planned special assessment before you make an offer.
