About Estates at Acqualina

The Estates at Acqualina is a pair of oceanfront condo towers at 17901 and 17975 Collins Avenue in Sunny Isles Beach, next to Acqualina Ocean Residences. The official site says the residences are managed by Acqualina Resort & Residences and that the lobbies were designed by Karl Lagerfeld (estatesatacqualina.com). The towers were finished in 2022 and 2023, and they have 232 units in state condo records.

The building is known for a very large amenity space. Listings describe more than 50,000 sq ft of amenities, with an ice rink, bowling, a FlowRider, racing and golf simulators, a theater and a spa, plus three pools and five restaurants (A12069289, A11989912). One listing says the towers sit above 502 feet of private beach (A12069289).

The median asking price is $9,085,000 at 17901 and $9,250,000 at 17975, or $2,300 to $2,510 per sq ft. Units are large: the listings we read run from 2,616 to 11,906 sq ft. Rentals are few. The median asking rent at 17901 is $43,501 a month.

Monthly fees are large. One North Tower listing shows $9,430 a month for 3,854 sq ft, and one South Tower listing shows $12,010 a month for 5,573 sq ft. Listings also name services like house cars and daily breakfast (A12063904, A11989912). Ask which services are in the monthly fee and which are billed on top.

Before you buy, ask the association for the latest budget, the reserve study and the rules on leasing. Because the towers are new, ask about the warranty period and any open repair claims with the builder. Before you rent, ask the owner for the pet rules, because one rental listing says no pets.

Facts

Safety and money checks

Milestone inspection: not checked yet. Florida law requires a milestone inspection for condo buildings three habitable stories or taller by the end of the year the building turns 30, or 25 if the local building office sets that, and every 10 years after. The association must share the inspector's summary with owners. Source: Florida Statutes 553.899. We show the county record here once we have it.

FHA approval: not checked yet. Some loans need the building to be on the HUD approved list.

Reserves and special assessments: ask the association. Florida requires a structural integrity reserve study for condo buildings three stories or taller, at least every 10 years, and owners must get a copy or a notice. Source: Florida Statutes 718.112. Ask for it, the last budget and any planned special assessment before you make an offer.
