About Olympus

The Olympus is a waterfront condo community on Three Islands Boulevard and Parkview Drive in Hallandale Beach, on the Intracoastal Waterway. Listings describe views of the Intracoastal, the bay and the marina (listings A12100096, A12065288). One listing says the beach, shops and restaurants are a short walk away (A12100096).

The community has three buildings, filed as phases of one condominium. They were built from 1974 to 1980. Most listings we read are two-bedroom units of 1,280 to 1,400 sq ft.

Listings describe two heated pools, a renovated fitness center, tennis courts, a sauna, a clubhouse, a library and a private marina. They also name valet, an attended lobby, 24-hour security, covered parking and a shuttle to shopping and Aventura Mall (A12065288, A12058382).

Check the pet rules first. In our data, fewer than two in three listings that state a policy say pets are allowed, and two of the three listings we read say no pets. Rental listings may also ask for renter's insurance (A12065288).

Some units are in original condition. One listing at 500 Three Islands Blvd says the unit is "in original condition" and ready to renovate (A12058382). If you plan to renovate, ask the association about its rules for work, contractors and approvals.

All three buildings are past 45 years old. Ask the association for the milestone inspection report, the structural integrity reserve study and any special assessment, paid or planned.

Facts

Safety and money checks

Milestone inspection: not checked yet. Florida law requires a milestone inspection for condo buildings three habitable stories or taller by the end of the year the building turns 30, or 25 if the local building office sets that, and every 10 years after. The association must share the inspector's summary with owners. Source: Florida Statutes 553.899. By our year-built data (1974 to 1980), all three buildings are past the 30-year mark. We show the city record here once we have it.

FHA approval: not checked yet. Some loans need the building to be on the HUD approved list.

Reserves and special assessments: ask the association. Florida requires a structural integrity reserve study for condo buildings three stories or taller, at least every 10 years, and owners must get a copy or a notice. Source: Florida Statutes 718.112. Ask for it, the last budget and any planned special assessment before you make an offer.
